All transactions are facilitated by a licensed transaction partner operating independently.
By registering, accessing, or using INMAXCA (inmaxca.com), you agree to be bound by these Terms of Use in full. If you do not agree with any part of these terms, do not register or use the platform.
INMAXCA operates as a private, closed exchange connecting qualified property buyers with vetted property sellers in Nicaragua. The platform provides:
INMAXCA does not act as a real estate agent, broker, attorney, or financial advisor. Nothing on this platform constitutes professional advice of any kind.
To register on INMAXCA you must be at least 18 years of age and legally capable of entering into binding agreements. By submitting a buyer or seller profile, you represent that all information provided is accurate and complete. Submission of false, misleading, or fraudulent information will result in immediate termination of your account without refund.
The following fees apply to use of the INMAXCA platform:
All fees are in USD. Payments are processed via PayPal. By making a payment, you agree to the refund policy described above.
Any transaction involving a property listed on INMAXCA, completed within 24 months of a platform-facilitated introduction — regardless of where or how the transaction is completed — is subject to INMAXCA's transaction fee. This clause applies whether the transaction is completed through our platform, through direct negotiation between the parties, or through any third party.
By registering on INMAXCA, both buyers and sellers expressly acknowledge and agree to this clause. The transaction fee will be pursued by legal means if necessary.
All communication between buyers and sellers must occur exclusively through INMAXCA's platform messaging system. The following are strictly prohibited:
Violation of this policy will result in immediate account suspension, forfeiture of all fees paid, and potential legal action to enforce the 24-month transaction fee clause.
Buyer and seller identities are kept anonymous throughout the bidding and negotiation process. Identity disclosure occurs only through INMAXCA's controlled two-stage reveal process, triggered by mutual payment of reveal fees and explicit agreement to the Terms of Reveal. INMAXCA reserves the right to decline any reveal request at its sole discretion.
INMAXCA does not guarantee that any match will result in a completed transaction. Platform fees are charged for access to the platform and its services, not for successful outcomes. No refunds will be issued on the basis of a transaction not completing.
INMAXCA makes reasonable efforts to review seller submissions but does not independently verify the accuracy of property descriptions, photographs, pricing, title status, or legal documentation. Buyers are strongly advised to conduct independent due diligence including title searches, physical inspections, and legal review before completing any transaction.
To the fullest extent permitted by law, INMAXCA, its owners, operators, and affiliates shall not be liable for any direct, indirect, incidental, consequential, or special damages arising from use of the platform, reliance on property information, or any transaction facilitated through or originating from the platform.
INMAXCA reserves the right to suspend or terminate any account at any time for violation of these terms, submission of false information, abusive behavior, or any conduct deemed harmful to the platform or its users. Termination does not entitle the user to any refund of fees paid.
These Terms of Use are governed by the laws of Nicaragua. Any disputes arising from use of this platform shall be subject to the exclusive jurisdiction of the courts of Nicaragua.
INMAXCA reserves the right to update these Terms of Use at any time. Continued use of the platform after changes are posted constitutes acceptance of the revised terms.
